What is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection and test of a property’s fixed electrical installation — the wiring, consumer unit, sockets, switches and light fittings. It shows whether the installation is safe to keep using and highlights anything that needs attention.
Landlords in Wales
Under the Renting Homes (Wales) rules, landlords must make sure the electrical installation is tested at least every five years and give the contract-holder a copy of the report within 14 days of the occupation contract starting. We carry out EICRs for landlords and letting agents across Cardiff and can quote for and complete any remedial work so the property passes.
Understanding the codes
- C1 – Danger present. Immediate action needed.
- C2 – Potentially dangerous. Urgent remedial work needed.
- C3 – Improvement recommended. Not a fail, but worth considering.
- FI – Further investigation needed without delay.
Any C1, C2 or FI means the report is “unsatisfactory”. We’ll explain in plain English what was found and what it will cost to put right.
Homeowners and buyers
For owner-occupied homes, an EICR is generally recommended every ten years, when you buy a property, or before starting a renovation. It’s a good way to find out whether you need a rewire or consumer unit upgrade before planning other work.
